The government of Uttar Pradesh is set to create a sprawling township called 'New Ayodhya' spanning 1,000 acres in the sacred city. The plan involves a unique blend of modern and traditional architectural features. Nitin Gokarn, the additional chief secretary for housing and urban development in the state, disclosed this exciting development.

The state government has already secured the necessary land for this ambitious project.


With the much-anticipated inauguration of the Ayodhya Ram Mandir scheduled for January 22, there's a surge of interest among developers to acquire land in the region for both commercial and residential ventures.



According to Gokarn, New Ayodhya City is envisioned as a river-centric urban center with a strong emphasis on sustainability. The goal is to position it among the premier cities in the country. To kickstart the development, the government recently conducted an auction for a plot earmarked for a hotel, setting a reserve price of Rs 88,000 per square meter. The competitive bidding saw the winning bid reach Rs 108,000 per square meter, indicating a robust demand for prime properties in the area.


Gokarn emphasized the government's commitment to facilitating developers in acquiring pristine land, responding to the high demand for clean and well-located properties. Registrations for the state guest house have already commenced, signaling the initiation of the development process. Gokarn further revealed that subsequent to this, the government plans to auction commercial development plots, providing further opportunities for interested parties.


The ambitious New Ayodhya project comes at a significant juncture, coinciding with the historic inauguration of the Ayodhya Ram Mandir. The township's vastu-based design underscores a thoughtful integration of traditional architectural principles with contemporary urban planning.

Amit Agarwal, the founder and Managing Director of 2A Company, a prominent real estate firm, highlighted the attractiveness of government-owned land for developers. He emphasized that a well-planned township, like the proposed 'New Ayodhya,' holds the potential to attract substantial investments, making government land a secure choice for developers looking to seize this opportunity.


Interestingly, local investors are currently playing a pivotal role in driving property sales in Ayodhya, primarily due to uncertainties surrounding land acquisition regulations. In response to the evolving real estate landscape, there has been a noticeable uptick in the average number of daily property transactions. The figures have risen from 15-20 deals per day prior to the groundbreaking ceremony to a more robust 25-30 deals daily at present.


This surge in land prices and heightened property-related activities underscores the growing interest and confidence in Ayodhya's real estate market. The region's significant religious and cultural importance, coupled with the upcoming inauguration of the Ram Mandir, has evidently transformed Ayodhya into a hotspot for developers and investors seeking promising opportunities in the real estate sector.


With the completion of the Ram Mandir on the horizon, projections from the Ram Temple Trust indicate that it has the potential to draw a staggering 80,000-100,000 visitors every day. This anticipated influx of pilgrims and tourists is significantly impacting property dynamics in Ayodhya.


The surge in property prices is evident, having experienced a notable increase of 25-30% back in 2019 when the Supreme Court awarded the disputed religious site to the Hindus. This landmark decision set the stage for a transformative period in Ayodhya's real estate landscape.
